Income and rent collected
The rents and service charges paid by our residents plays a vital role in helping us provide safe secure and well maintained homes. In 2025/26 the total income figure was £7.1m.
By collecting rent efficiently we can continue to invest in our communities, maintain service quality and plan for future improvements that benefits residents. We aim to collect rent fairly and supportively, providing advice and assistance to anyone who is struggling to pay.
Our Current Rent Collection rate is 101%
How your rent is calculated
Every year we set our rent levels within government guidelines, which set out that rents can be increased by inflation (as measured by September Consumer Price Index) plus 1%.
Our rent increases take place in April each year and every tenant will be informed by letter at least one month in advance.

Our average rent levels are shown below.
Please note: The level of rent charged depends upon the size and location of each individual property and therefore the rent levels below are shown as guidance.
Social Rent Properties (General Needs and Sheltered accommodation)
Our affordable & Sub-market Rent Properties have higher rents – our average rent per week is around £176.
Service Charges
Timetable What is a service charge?
Service charges help fund the services that support daily life in our communities. These charges contribute to the upkeep of shared spaces and facilities, helping to keep communal areas clean, safe, and in good condition. We aim to ensure that residents only pay for services that are delivered and receive value for money from the charges they pay. These charges are on top of the rent you pay. Your tenancy agreement will set out your service charge obligations and whether your service charges are fixed or variable.
Timetable How we set our service charges
Each year, we assess how much we expect to spend on providing services to your home. We base this on an estimate of costs and inflation, and it reflects the costs charged by our contractors. These costs are then divided by the number of people that receive the service

Procurement
Our procurement policy, which was approved by our Board, helps us make sure that we spend money responsibly and get the best possible value when buying goods, services, and carrying out works for our homes and communities. It sets out clear rules for how we choose suppliers, ensuring that decisions are fair, transparent, and based on quality, value for money, and reliability. By following a procurement policy, we can make the best use of rental income and other funds, reduce the risk of fraud or favouritism, and ensure that services delivered to tenants are of a high standard. Ultimately, the policy helps us protect our resources and invest them in ways that benefit tenants and support safe, well-maintained homes.
